A transparent planning estimate
The calculator starts with the budget—not an arbitrary percentage increase—so a board can see the relationship between community costs and per-unit dues.
Add annual needs
Operating expenses and the planned reserve contribution create the funding target.
Account for collections
The target is adjusted for the realistic percentage of billed dues expected to be collected.
Divide across units
The annual target is spread across units and 12 months to estimate monthly dues.
Questions
Using the calculator responsibly
How are recommended HOA dues calculated?
We add the annual operating budget and reserve contribution, then divide that target by the number of units, 12 months, and the expected collection rate. The result is the estimated amount that must be billed per unit each month to fund the entered plan.
Does this replace a reserve study?
No. The calculator uses the reserve contribution you enter. It does not determine component useful lives, replacement costs, statutory requirements, or whether the reserve contribution is adequate.
Is my budget information saved?
No. The calculator runs in your browser. Resinara does not upload or save the figures you enter in this version of the tool.
Can a board adopt the result directly?
Treat it as a planning estimate and discussion aid. Verify your figures, governing documents, allocation method, state requirements, and professional guidance before adopting a budget or assessment.
