How the projection works

Visible assumptions, year by year

Each year adds the flat contribution and estimated return, inflates projects scheduled for that year, and subtracts those costs from the reserve balance.

01

Start with current reserves

Use the association reserve balance and annual contribution as the opening plan.

02

Schedule major projects

Add each upcoming component with its current estimated cost and expected year.

03

Test annual funding

The tool finds the minimum flat annual contribution that avoids a negative projected balance.

Questions

Using the projection responsibly

How is the suggested reserve contribution calculated?

The tool finds the lowest flat annual contribution that keeps the entered reserve cash-flow projection from ending any year below zero.

Does this calculate percent funded?

No. Percent funded requires a fully funded balance based on component deterioration and reserve-study methodology. This tool provides a simpler cash-flow projection using the projects entered.

Does this replace a professional reserve study?

No. It does not inspect assets, determine useful lives, validate replacement costs, or apply jurisdiction-specific reserve requirements. Use professional reserve and engineering guidance where appropriate.

Are reserve figures uploaded or saved?

No. Calculations run in your browser, and Resinara does not upload or save the figures entered in this version of the tool.
