A transparent assessment estimate
Start with the project, account for contingency and available reserves, then apply the association's allocation method and payment terms.
Build the project budget
Add the base estimate and a planning contingency for the total project target.
Apply available reserves
Subtract only the reserve funds the association has decided are available for this project.
Allocate the balance
Estimate each owner share using an equal split or an entered ownership percentage.
Questions
Using the calculator responsibly
How is the special assessment calculated?
The calculator adds the entered contingency to the project cost, subtracts available reserve funds, and allocates the remaining funding gap equally across units or by the entered ownership percentage.
Which allocation method should an association use?
Use the method required by the declaration, governing documents, applicable law, and any valid board or membership approval. Equal allocation is only an example and may not be permitted for every community.
Does the payment plan include interest?
It can. Enter the annual financing rate expected for the owner payment plan. A zero rate produces a simple principal divided by months estimate.
Is the information uploaded or saved?
No. Calculations run in your browser, and Resinara does not upload or save the figures entered in this version of the tool.
